Project overview

Situated in the heart of Oxford Street and commissioned by Great Portland Estates, this scheme consists of 5,150 sq m of high quality Grade A flexible office space and 3,100 sq m of retail space at street and lower levels.

Balancing the current expectations of Oxford Street development while respecting the character of the neighbouring buildings in the Soho Conservation Area was key as the site is on a prominent corner location at the junction of Oxford Street and Dean Street – opposite the Tottenham Court Road Crossrail Station. The primary façades are clad in unitised glass shadow boxes with stainless steel and anodised aluminium linings, while the secondary façades use unitised reconstituted stone or unglazed terracotta fins.

SEC work package

Design development, manufacture, and installation of factory finished bespoke joinery products including the multi finished acoustic, fire rated plastic and steel faced internal door sets and associated side screens, MDF pre-finished window boards skirtings and architraves. The main entrance reception desk and vertical hardwood timber fluted acoustic wall panelling to the reception areas and atrium areas, integrated secret hidden security doors in the lift lobbies, atriums and reception area in addition to the multi-facetted vertical hardwood timber slatted cladding included wedge wire wall cladding with acoustic backings, leather hide horizontal slatted cladding behind the reception desk and lift lobby including planning and design of all of the engineering details and interfaces .

Our scope all included the turnkey reception, lift lobby and atrium suspended ceilings constructed in multiple type veneered, hardwood joinery manufactured materials which included all associated stainless-steel trims and feature detailing, all sub-framing support work, back panels and associated cut outs.

Bespoke finished W/C Cubicles and associate integrated pre-plumbed sanitary panelling and shower cubicles, vanity units to the basement changing rooms and locker rooms which included all timber framing, support work, splashbacks, surface cladding, removable panels and mirrors as part of the turnkey finishes our scope also included the installation and cladding of the vanity units with a natural Granite cladding.

The design and installation of the bespoke kitchen units and works tops to the staff refreshment areas.

Part of the scope or works included within the changing areas included all bespoke changing room benches, seating and ALL associated FFE which in summary was a specialist joinery package was of the highest quality, technically demanding with the vast different material types, design and interfaces.
